Mineral bottling plant to convert Vasciano Umbria for sale

This is a very unusual opportunity and, for many, it could be the opportunity of a lifetime. The property consists of an old mineral water bottling plant with attendant mineral water spring and associated buildings. In total the existing buildings have a surface area of around 1,500 sq. metres.

There is the further benefit of extensive grounds of around 5,000 sq. metres which presently includes a mature conifer park and tennis court.

Accommodation is currently provided by the old caretaker’s cottage which could form the centrepiece for future development, perhaps as a leisure centre or B&B, or as an impressive country house.

The price would be the subject of negotiation with the vendor’s agent, but could attract a 60% LTV (Loan to Value) mortgage if the property were to be professionally restored for domestic but not business use. A B&B of up to 10 rooms is considered as domestic use in Italy and thus an Italian mortgage may be possible.

For the more adventurous buyer there would be the possibility of returning the property to mineral water production, technically challenging but possible with technology such as reverse osmosis, as a boutique lifestyle business. Whilst bank mortgage funds would be unlikely to be available for a project of this type it would be reasonable to hope to raise sufficient funds for the plan, including purchase, restoration and initial operating budget and marketing, via crowdfunding.
