Traditional period villa Argegno Lake Como for sale

Period villas retaining original features are not as common as one may think on Lake Como, and Villa Marcie is a traditional period villa retaining numerous features. These include panelled wooden ceilings, parquet flooring and a grand staircase.

Villa Marcie is set on a private triangular plot just above the popular town of Argegno. The 480 sq. metres of living accommodation is laid out primarily over 3 floors with scope to develop further.

The ground floor has two large reception rooms, both with panelled ceilings and large windows as well as a separate kitchen leading onto the garden making al fresco dining easy. A study and bathroom complete the ground floor. The hallway is the focal point of this floor with the original marble staircase sweeping up to the first floor which has four bedrooms, all of a good size and two marble bathrooms.

The attic space is currently mainly undeveloped, but could be used to create additional bedrooms and bathrooms or additional living space. There is outline planning permission in place to add large windows and a roof terrace.

The lower floor is partially exposed and opens directly onto the garden and there are currently the laundry, a large storeroom and two additional rooms on this level.

In the garden, there is ample space to add a swimming pool. The garden is well planted and maintained with a private entrance from the road as well as a side gate giving access to the old mule track. Using these paths, you can walk to the lakefront town of Argegno in under 10 minutes.

Argegno has a lovely lakefront piazza with fountain, as well as a choice of restaurants, cafes and bars. Open all year round, Argegno has a mix of local and international residents. On the main ferry route around Lake Como, the ferries stop here on a regular schedule to give easy access around the lake for day trips.

The bars in the piazza have the some of the best aperitifs on Lake Como, and can get busy at this time!

Argegno is around a 20 minute drive from Como city, and an hour from Milan Malpensa airport making this a convenient location for international buyers.
